Coop Nord is taking an important step into the future of energy certification. In collaboration with Energihuset, they are piloting a digital process that combines existing building data with digital surveys carried out in Autility. The results are impressive: high data quality, significantly reduced time consumption, and more comprehensive documentation.

The experience shows that energy certification can be done both more efficiently and more cost-effectively, while ensuring that all documentation remains easily accessible for day-to-day operations afterward. The solution is now being rolled out across the entire portfolio and will be built into daily operations.

One data collection – efficient energy certification and better operations

As a major property owner, Coop Nord is required to energy certify all commercial buildings with more than 1,000 m² of heated usable floor area. In addition, certifications must be renewed on a regular basis. With 59 buildings and several shopping centres, maintaining high data quality and an efficient process is essential.

By testing digital surveys together with Energihuset, Coop Nord has demonstrated how building data can be collected once, stored in Autility, and then reused both for energy certification and for daily operations. This provides a better overview, reduces duplicate work, and ensures that all stakeholders work from the same, up-to-date data.

Instead of sending an energy assessor from Energihuset to each store, dedicated employees at Coop Nord took responsibility for the on-site surveys. They collected all the required information based on checklists provided by Energihuset. Energihuset then carried out digital surveys directly in Coop Nord’s Autility solution, without being physically present at the buildings. Based on the collected data, they were able to extract 90–95% of all required information. Only a few details needed to be clarified by phone, such as whether outdoor heating cables were installed.

All information collected during surveys is stored directly in Autility. This gives Coop Nord full visibility of deviations, service reports, photos and file classification – long after the energy certification has been completed.

As Autility is used across the entire portfolio, everyone involved – both internally and externally – has access to the same up-to-date data. This reduces misunderstandings and ensures a more efficient workflow.

Reuse of data in operation

Once collected, the data can be reused in day-to-day building management – from handling deviations to planned maintenance. This supports a more holistic and data-driven approach to property management.

Digital energy certification becomes standard at Coop Nord

Coop Nord plans to energy certify at least six new buildings before 1 March 2026, with the long-term goal of putting the entire portfolio through the process. The experience from the initial pilot clearly shows that digital surveys deliver equally high data quality and a far more efficient workflow. In the next round of energy certification, Coop Nord will already have most of the required information available in Autility before Energihuset begins its digital survey. This further reduces time consumption and makes energy certification a natural and integrated part of daily operations.
